The Committee considered an application for the erection of a two storey dwelling with access and parking at 38 Intake Avenue, Mansfield.

Since publication of the report the description of development had been amended to read ‘ERECTION OF A TWO STOREY DWELLING WITH ACCESS AND PARKING, COMBINED WITH FIRST FLOOR SIDE AND SINGLE STOREY REAR EXTENSIONS TO THE EXISTING HOUSE’.

Councillor Lohan proposed and Councillor Elliman seconded that the application be granted planning permission with conditions as detailed in the report.

The motion being put to the vote it was announced that the motion be carried by 10 votes for with 0 votes against and 0 abstentions.

RESOLVED - That the application for the erection of a two storey dwelling with access and parking combined with first floor side and single storey rear extensions to the existing house at 38 Intake Avenue, Mansfield be granted planning permission with conditions as detailed in the report.

The Committee considered an application for the Change of Use from Car Sales Use Class - Sui Generis to retail Use Class - E(a) Rear Extension, Installation of ramp at main entrance and improve car parking - Resubmission of Planning Application 2021/0478/COU at Leeming Car Sales, 92A Leeming Lane North, Mansfield Woodhouse.

Since publication of the report the following additional information/representations had been received:
Amended comments from Nottinghamshire County Council Highways raising no objections to the revised position of the proposed bollards to the site frontage and additional vehicle tracking information demonstrating that drivers would be able to exit the proposed parking bays safely;

Petition letter signed by 11 residents in Hawthorn Close raising concerns in respect of highway safety. A further two letters of representation had also been received from residents in the close raising similar concerns.

Councillor Lohan proposed and Councillor Wright seconded that the application be granted planning permission with conditions as detailed in the report and that authorisation be given to the Head of Planning & Regeneration in consultation with the Chair of the Committee to issue the decision at the end of the consultation period for comments to be received from the occupiers of No 90 Leeming Lane North on 1 April, 2022, providing the occupiers did not raise any new material planning considerations. If new material planning considerations were raised by No 90, then the application would be referred back to Planning Committee for a decision.

The motion being put to the vote it was announced that the motion be carried by 7 votes for with 2 votes against and 1 abstention.

Leeming Car Sales, 92A Leeming Lane North, Mansfield Woodhouse
RESOLVED - That the application for the Change of Use from Car Sales Use Class - Sui Generis to retail Use Class - E(a) Rear Extension, Installation of ramp at main entrance and improve car parking - Resubmission of Planning Application 2021/0478/COU at Leeming Car Sales, 92A Leeming Lane North, Mansfield Woodhouse be granted planning permission with conditions as detailed in the report and that authorisation be given to the Head of Planning & Regeneration in consultation with the Chair of the Committee to issue the decision at the end of the consultation period for comments to be received from the occupiers of No 90 Leeming Lane North on 1 April, 2022, providing the occupiers do not raise any new material planning considerations.
